As we move deeper into the spring season, the familiar dynamics of the Bay Area housing market are beginning to take shape. Buyer demand is rising faster than new listings are coming to market, creating a tightening supply of available homes across the Diablo Valley.
This imbalance between supply and demand typically defines the spring market. Increased competition among buyers often leads to faster sales and, in many cases, homes selling above the asking price. Historically, median home prices in the Diablo Valley often reach their highest levels of the year during the spring months, driven by strong demand and a seasonal increase in luxury home sales.
More affluent buyers continue to play an outsized role in the market, supported by strong household balance sheets and gains in financial markets.
The primary wildcard in the months ahead will be the broader economic landscape. Questions remain around whether the ongoing Iran conflict could have sustained effects on inflation, interest rates, financial markets, or consumer confidence. At this point, there is no clear indication that housing demand will be significantly affected, unlike the tariff shock that disrupted last year’s spring market.
For now, the early signs point toward a competitive spring season across Danville, Alamo, and the greater Diablo Valley.

Two Meaningful Sales

The year is off to a strong start, with several meaningful sales already underway. Two recent transactions highlight how thoughtful pricing and tailored strategy drive results.

In Alamo, 43 La Serena Court had been in the same family for more than sixty years. We positioned the home as a Compass Private Exclusive and priced it to attract a focused, qualified audience. A buyer was identified quickly through our network - no market prep, no open houses, and a smooth 21-day close that allowed the family to move forward on their terms.

In Diablo West, 515 La Mancha Court presented a different opportunity. While meticulously maintained, we made a handful of targeted enhancements and led with a strong, descriptive narrative to fully showcase the home’s strengths. Paired with a deliberate pricing strategy, the response was immediate -  three offers and a final sale of $2,600,000, or $105,000 over asking.

Many aspects of value cannot be adequately reflected in median and average statistics: curb appeal, age, condition, amenities, views, lot size, quality of outdoor space, "bonus" rooms, additional parking, quality of location within the neighborhood, and so on.
