August 2026 Real Estate Market Update

As summer begins to wind down, the Danville real estate market continues to find its footing in an environment that looks very different from the fast-moving markets of the past few years.

Across much of the Bay Area, home prices have remained relatively steady compared with last year, while higher mortgage rates continue to influence buyer demand. Here in Danville, we’re seeing a market that is active, but increasingly selective. Inventory has begun to come down from its recent highs, and while demand remains healthy, buyers are paying close attention to value, condition and pricing.

For sellers, that means preparation and pricing matter. Homes that come to market looking their best and positioned appropriately can still attract strong interest, while those that miss the mark may take longer to find their buyer. For buyers, today’s market offers something we haven’t always had in recent years: a little more time, more choice and, in some cases, room to negotiate.

The larger economic picture remains complicated, and every neighborhood, and every house, can behave differently. That’s why we continue to believe the most useful real estate advice comes from understanding what is happening right here in our own backyard.

Friday Night Lights Are Back

One of the sure signs that summer is winding down in Danville is seeing the lights come back on at San Ramon Valley High School.

Football season is almost here, which means I’ll soon be back in the booth running the game clock and scoreboard for the Wolves. I still call it my “best side gig ever.”

My connection to SRV football goes back more than 50 years. I started as a ballboy, played four years, watched our sons come through the program, and eventually found my way back to Friday nights in the booth.

There’s a great buildup to kickoff at SRV. The student section starts filling early, the band gets going, the cheer squads bring plenty of energy, and then you see the size of the football roster. Getting that many kids to commit to a program doesn’t happen by accident. There’s strong leadership behind it. Add in the always entertaining 12th Man and a team that wins a lot more than it loses, and Friday nights are simply the best.

I’m looking forward to another season in literally the best seat in the house.

El Pintado Loop is one of Danville’s most distinctive neighborhoods, known for expansive properties, impressive custom homes, and lots that offer a little more breathing room.
