July’s housing market still carried some of the weight from spring’s economic uncertainty. While summer here in Danville often brings a natural slowdown, this year’s early season was shaped by bigger-picture factors—hesitant buyers, cautious sellers, and a lingering “wait and see” mindset from Q2..

Now, as we move into August, we’re seeing those clouds begin to lift. Stock markets have hit new highs, interest rates have dipped to their lowest point in 2025, and consumer confidence is on the rise. While July sales were softer compared to last summer, well-prepared homes in desirable locations still drew strong interest and competitive offers.

If these improving conditions hold—and if the economic ripple effects of the AI boom in Silicon Valley and San Francisco begin to reach surrounding counties, as they have in past tech surges—we could see renewed momentum heading into the second half of the year.

For sellers, pricing and presentation remain critical. For buyers, this is a time to watch closely for opportunities—whether that’s a new listing in the perfect spot or a property with untapped potential.

Data from sources deemed reliable, but may contain errors and subject to revision. All numbers to be considered approximate.

Many aspects of value cannot be adequately reflected in median and average statistics: curb appeal, age, condition, amenities, views, lot size, quality of outdoor space, "bonus" rooms, additional parking, quality of location within the neighborhood, and so on. How any of these statistics apply to any particular home is unknown without a specific comparative market analysis.
