October brought some interesting dynamics to our beloved Diablo Valley real estate market. The 3-month rolling median sales price for houses rose 2% from last year, while condos saw a slight dip—a trend we've noticed over recent years with houses generally outpacing condos around the Bay Area. As fall unfolded, homes moved quickly, and overbidding ticked up, though we saw a seasonal dip in active listings. However, both home sales and luxury sales made strong gains, as the high-end market was bolstered by rising stock market values, which tend to increase confidence in this area. Interest rates climbed again, even as major stock indices hit record highs, a combination that could impact buyers and sellers differently as we move toward year-end.
As we step into November and December, a season when activity traditionally cools, there's still a great opportunity for buyers to find excellent deals and for sellers to reach motivated buyers looking to close before the year's end. "Homes" signifies real-property, single-household housing units: houses, condos, co-ops, townhouses, duets and TICs (but not mobile homes), as applicable to each market.
